16 E. Springfield Street, Boston
OVERVIEW
16 East Springfield Street is another of BREC’s first projects and is a great example of what makes our projects unique. The building was originally built by the City of Boston as a test-case for pre-fabricated infill development using panelized concrete. Only a few buildings were completed before the program was deemed a failure (for reasons unknown). Eventually, the building was sold to a private owner who maintained it in a dilapidated state for many years until BREC purchased it in 2010 with a two-phase renovation plan. The first phase was a renovation of the existing concrete structure, which stabilized the building financially. The second phase was a 2-story addition and upgrade of the façade which required a complicated egress design and logistics plan. The collaboration required on this project is where the name and ethos of BREC was born
